Dholera SIR (Special Investment Region) is currently IndiaтАЩs biggest investment hotspot. While the development is real, the market is also full of agents who might misguide you for their commission.
If you are planning to buy a residential plot in Dholera, you must stay alert. Here are 7 warning signs that your land agent might be lying to you.
7 Warning Signs Your Dholera Land Agent is Lying
1. They Say “ItтАЩs Just 5 Minutes from the Smart City”
This is the most common lie. Dholera SIR has a massive 920 Sq. KM boundary. Agents often sell land in far-off villages like Dhandhuka claiming they are “Next to Dholera.”
The Truth: If the land is outside the official SIR boundary, it won’t get the “Smart City” infrastructure (ICT, 24/7 power, premium drainage). Always verify the location on the Official Dholera SIR Master Plan.
2. “Resale is Guaranteed in 2 Years”
If an agent promises you a “Guaranteed Exit” or “Double Money” in a short time, walk away. Real estate in a developing city like Dholera is a mid to long term play (5-10 years).
The Warning: No agent can guarantee a resale. Demand depends on the 0 KM connectivity to the City Center and Activation Area. Plots in “Banjara” (barren) areas might take decades to find a buyer.
3. They Avoid Showing the “7/12 Utara” or “NA Permission”
Some agents sell “Part-Land” or “Agricultural Land” by promising that they will convert it to Residential (NA) later.
- Check if the project has RERA Registration.
- Verify if the land has clear NA (Non-Agricultural) status.
- Ask for the Final Plot (FP) Number. Without these, you are just buying a piece of a farm, not a residential plot.
4. “Zoning Doesn’t Matter, Everything is Growing”
If an agent tells you that “Zoning” is not important, they are lying. Dholera is strictly divided into Residential, Industrial, Commercial, and Green Zones.
Why it matters: If you buy land in a Green Zone or a Buffer Zone, you can never build a house there. A professional consultant like Shivrajsinh Chudasama always checks the “Land Use” before suggesting a plot.
5. They Show You “Fancy Brochures” but No Ground Work
Brochures often show swimming pools and clubhouses that might never be built.
The Tip: Don’t buy sitting in Delhi, Mumbai, or Bangalore. Visit the site. If the project has no internal roads, no demarcated boundaries, and is surrounded by wild bushes (Banjara area), itтАЩs a red flag. Smart City means infrastructure should be visible.
6. “The Price is 50% Lower than the Market”
In Dholera, you get what you pay for. If an agent is offering a plot at a “throwaway price” compared to TP1 or TP2 rates, there is a catch.
The Catch: ItтАЩs either deep inside a restricted zone, has legal disputes, or is located in a village that will never see development. Sasta (Cheap) can be very expensive in the long run.
7. They Pressure You with “Last 2 Plots Left”
Real estate agents love “Urgency Scams.” They will tell you that the price is increasing tomorrow or someone else is booking it right now.
The Expert Advice: Dholera is a huge project. Don’t rush. Take your time to do a Location Audit. A right investment in a Prime Zone is better than a rushed investment in a Wrong Zone.
Conclusion
Dholera is a golden opportunity, but only if you choose the right location. Investing near the City Center and Public Facilities Zone is the only way to ensure high resale value.
