A Property Can Be Real and Still Be Misunderstood
Dholera property marketing often uses broad phrases such as “inside smart city”, “near Dholera”, “TP touch”, “airport side” or “future growth corridor”. These descriptions should be checked against the exact land before a buyer relies on them.
“Inside Dholera SIR”, “inside a TP Scheme”, “Final Plot”, “RERA-registered”, “NA land” and “title clear” are not interchangeable terms. Each describes a different planning, regulatory or property question and should be checked separately.
What Should Be Checked Before Paying a Token?
Start with location and planning context, then move toward property records, approvals and physical site verification.
Exact Location
Ask for the exact Google Maps pin of the land or project. Do not rely only on the project name, landmark or marketing map.
Revenue Village
Identify the correct village in which the underlying land falls. A marketing name may not reveal the actual revenue location.
Survey / Block Number
Confirm the specific land reference before relying on brochure claims. This is one of the key identifiers used when reviewing property records.
SIR Boundary
Check whether the land is actually inside Dholera SIR, near the boundary or farther outside it. These are different location contexts.
TP Scheme / OP / FP Context
Where applicable, identify the relevant TP Scheme and understand Original Plot and Final Plot references separately.
Land Use
Being inside Dholera SIR does not automatically mean a parcel is residential or suitable for a particular use. Check the applicable land-use context separately.
Ownership & Property Records
Review relevant ownership and revenue records. A map location does not prove ownership or marketable title.
Approvals & RERA Applicability
Check which approvals apply to the specific property or project. RERA registration, where applicable, should be verified independently.
Current Road Access
Verify how the property is physically approached today. A planned road shown on a map is not automatically an existing usable road.
Ground Verification
Visit the exact parcel where practical and observe access, surrounding development, nearby activity and physical site conditions.
What a Dholera Map Cannot Prove
Maps are useful for understanding location and planning, but they are not substitutes for property records, permissions or independent professional review.
Ownership
A planning map does not prove who legally owns a parcel.
Title
Appearing on a map does not establish clear or marketable title.
Development Permission
Land-use context does not prove every required permission has been obtained.
RERA Status
SIR or TP location does not by itself establish RERA registration or applicability.
Existing Access
A proposed road on a planning map may differ from present physical access.
Future Appreciation
No map, approval or infrastructure project can guarantee future resale demand or appreciation.
