Do Not Reduce Due Diligence to “RERA or Not?”

RERA can be an important project-level check where the law requires registration, but it is not the only due-diligence question.Buyers should still understand the exact land, ownership, title, location, planning status, permitted use, access, transaction terms and applicable approvals.Conversely, whether a particular transaction legally requires RERA registration should be determined from the facts and applicable law — not a marketing statement.
