Dholera Property Due Diligence: What to Verify Before Buying a Plot
Before buying any property marketed under the Dholera name, verify the property itself — not only the brochure, future infrastructure story or quoted price.A proper review should connect survey number, ownership, SIR location, TP scheme, land use, approvals, title, road access, RERA status where applicable, Jantri, registration records and actual ground location.
Can You Answer These Before You Pay?
Why Due Diligence Matters More Than the Brochure
Dholera is a large planning region containing different villages, TP schemes, land-use zones, infrastructure stages and properties both inside and outside the SIR.Two plots marketed using the same word “Dholera” can therefore have very different legal, planning and location characteristics.
Do Not Buy a Story. Verify a Specific Property.
Airport, expressway, semiconductor investment and infrastructure can strengthen the wider Dholera story. They do not prove that a specific plot has clear ownership, the advertised land use, valid permissions, appropriate access, correct SIR location or a reasonable purchase price.Due diligence converts a broad investment story into a property-specific decision.
A property called “Dholera” may be inside SIR, near the boundary or farther outside it.
A plotted layout or brochure does not itself prove ownership or legal transferability.
Lower pricing can reflect a different location, land-use position, development stage or documentation profile.
Verify in the Right Order
Do not start with price.Start by identifying the exact property, then move through planning, ownership, approvals and valuation.
Village + survey/block + exact coordinates.
SIR boundary + TP + Sub-TP + map context.
Land use + road + OP/FP + development status.
Ownership + title + records + approvals.
Price + Jantri + total cost + alternatives.
17 Checks Before Buying Property in Dholera
Not every check applies in exactly the same way to every type of property.Agricultural land, plotted projects, residential plots, industrial land and commercial parcels can require different documentation.
Confirm the Exact Village
Do not begin with a project name.Ask for the actual revenue village in which the underlying land is located.
Check the Dholera SIR Village List →Get the Survey / Block Number
A survey or block number is one of the most important identifiers for connecting marketing claims with actual land records and planning information.
Learn How to Verify Land Ownership →Verify Inside vs Outside SIR
Do not assume that a property marketed as “Dholera” is automatically inside Dholera SIR.Verify the exact boundary position.
Compare Inside vs Outside Dholera SIR →Verify TP and Sub-TP
If the property is within the SIR planning framework, identify the relevant TP scheme and, where applicable, its Sub-TP context.
Explore Dholera TP Schemes →Check OP / FP Position
Original Plot and Final Plot references should not be used interchangeably.Where a TP reconstitution applies, understand the applicable planning-stage documents and how the original parcel relates to the final plot.
Verify Land Use / Zoning
A property’s intended use should match the applicable planning and permission framework.Do not assume that every parcel can be used for residential, commercial or industrial purposes.
Study the Dholera Map →Verify Seller Ownership
Confirm that the person or entity selling the property has the legal right to transfer it.The current revenue entry alone should not replace a proper title-chain review.
Read Ownership Verification Guide →Review 7/12, 8A and Mutation Entries
Review relevant revenue records and mutation history.Check names, survey details, tenure, recorded rights and other relevant entries.
Understand Dholera Land Records →Check Title Chain
Ask an independent property advocate to review prior conveyances and the ownership chain for the period considered appropriate for the transaction.
- Previous sale deeds / transfer records
- Inheritance or partition documents where applicable
- Seller authority
- Pending disputes or defects identified during legal review
Check Encumbrances & Liabilities
Investigate whether the property is subject to mortgages, charges, claims, restrictions or other liabilities that may affect transfer or use.
Verify Applicable Approvals
Depending on the property and transaction, review applicable NA status, layout permission, development permission, building approval, NOCs or other relevant approvals.Do not use one generic checklist for every property type.
Check GUJRERA Where Applicable
If the property is part of a project to which RERA registration applies, verify the actual project details on GUJRERA.Do not rely only on a RERA number printed on a brochure.
Understand RERA vs Non-RERA Plots →Verify Actual Road Access
Check physical access and planning access separately.A proposed road shown in marketing material should not automatically be treated as an existing road.
Check Dholera Map & Road Context →Visit the Ground Location
Match the documents and map with the actual location.Check access, surrounding land, nearby development, drainage conditions and the property’s physical position.
Separate Existing vs Future Infrastructure
Airport, railway, roads and city infrastructure can be at different stages.Verify whether a claimed feature is operational, on ground, under construction, approved or simply proposed.
Explore Dholera Infrastructure →Compare Price With Context
Compare similar properties, not only ₹/sq. yd.Account for exact location, SIR status, land use, approvals, development, plot position and total transaction cost.
Check Dholera Plot Price Guide →Review the Sale & Registration Process
Before final payment, confirm sale terms, payment schedule, registration value, stamp / registration implications, document execution and post-registration mutation steps.
Read Dholera Registration & Legal Guide →Documents to Ask For Before You Commit
The exact documents depend on whether you are buying raw land, a plotted development, residential property, commercial property or industrial land.Treat this as a starting checklist, not a universal legal-document list.

Open Official GARVI →Do Not Reduce Due Diligence to “RERA or Not?”
RERA can be an important project-level check where the law requires registration, but it is not the only due-diligence question.Buyers should still understand the exact land, ownership, title, location, planning status, permitted use, access, transaction terms and applicable approvals.Conversely, whether a particular transaction legally requires RERA registration should be determined from the facts and applicable law — not a marketing statement.
Property Red Flags Worth Investigating
A red flag does not automatically prove fraud. It means the claim or transaction deserves further verification before payment.
Seller avoids giving village, survey/block number or pin location.
Fixed appreciation or income is presented as certain rather than a risk-based assumption.
Buyer is pushed to transfer money before documents can be independently reviewed.
Proposed planning is presented as physical infrastructure already available.
Straight-line distance is used without showing actual location and road access.
Marketing material says “title clear / NA / approved” but supporting documents are not provided for review.
Inside SIR and Outside SIR Need Different Analysis
Neither label alone tells you whether a property is suitable.Due diligence must focus on the actual parcel and applicable framework.
Verify Planning Context
An inside-SIR location should be analysed through its specific TP, land use, road planning, infrastructure status, property documents and pricing.
- TP / Sub-TP
- Land-use zone
- OP / FP where applicable
- Road planning
- Current development stage
Verify the Actual Legal Framework
“Near Dholera” is not a legal category.Check the exact village, underlying land status, applicable local approvals, actual road access, surrounding development and distance from relevant demand drivers.
- Exact SIR-boundary distance
- Land status and permitted use
- Applicable project approvals
- Real road connectivity
- End-user / resale logic
Price Comes After Property Verification
A cheaper plot is not necessarily better, and a higher asking price is not proof of stronger legal or development quality.
Ask Why the Price Is Different
Compare properties using exact location, inside/outside SIR status, TP and land use, permissions, infrastructure access, project development, plot size and total transaction cost.Jantri is also relevant to registration and valuation, but it should not be treated as the same thing as the open-market asking price.
Build a Due-Diligence File for Every Property
Instead of keeping documents scattered across WhatsApp, email and brochures, maintain one folder for the exact property you are evaluating.

Revenue records, title documents and advocate review.
Applicable approvals, project records and RERA information.
Written quotation, charges, payment schedule and taxes.
